Environmental Impact Assessment

Under the Town and Country Planning (Environmental Impact Assessment) (England and Wales) Regulations 1999, certain types of development projects are subject to Environmental Impact Assessment (EIA). The regulations require that a planning application for an EIA project should be accompanied by the environmental information necessary for the determining authority to make a decision.  This environmental information is submitted in the form of an environmental statement.  Planning authorities cannot grant permission for EIA developments without having first taken the environmental information into consideration.

Whilst the need to undertake an EIA is a legislative requirement for certain projects, the process of impact assessment can also be an effective route for the design and implementation of the best practical option from both an environmental and commercial perspective.  Some companies utilize the principles of EIA on their development projects, regardless of their legal obligations as, in the long-term, this can save them both time and money.
